Why we go under
On an older house the subfloor carries the evidence: how the structure is supported, whether it is dry, and whether anything has been altered.
What we recorded
Subfloor bearing in question at several points, beams needing assessment and persistent dampness through the substructure.
Why dampness matters twice
It is a durability problem for the timber and it is the principal conducive condition for termites, which is why we book building and pest together on these properties.
Ground clearance
Masonry cladding sitting too close to the adjacent ground bridges the gap the clearance existed to provide.
When we cannot get under
Where access is sealed, too tight or unsafe, the report says the area was not inspected and why, rather than passing over it.
