It depends on the stage and the size of the home, and the figure comes to you before you commit. Because in Box Hill they are the most common waterproofing finding we record, by a distance. A pinhole is a break in the membrane the size of a pen tip. It passes a glance, it fails a proper look, and it is the reason a wet area leaks into the next room two years after handover.
Yes, and it matters here because a lot of homes in the precinct use steel beams and columns. We have recorded missing M12 bolts, connections that do not match the engineer's detail and columns without the tension member they were drawn with. None of that is visible once the linings go on.

Yes. Your principal certifier inspects to issue the construction and occupation certificates, not to hand you a defect list, and they are not engaged in your interest. Nothing in a standard NSW residential building contract prevents you engaging your own consultant.

Statutory warranties under the Home Building Act 1989 run six years for major defects and two years for everything else from completion. That two year window is why a handover list matters, and why a written record of what was raised and when is worth having.
